    Damage around roof penetrations and ageing roof tiles

    Visual inspection from a ladder showed cracked concrete tiles next to the chimney and dried, loosening sealant against the metal flashing. The underlay felt appears to date from the year of construction and has therefore passed its normal technical life. Risk of moisture ingress into the attic floor during driving rain. Should be addressed before the coming autumn.

    Cost note: The lower range covers a local repair at the penetrations. The upper range applies if the underlay felt needs replacing on the southern half of the roof. Suggested trade: Roofer

  • Wet rooms

    Ground-floor bathroom – undocumented waterproofing

    120,000 kr – 190,000 kr

    Surfaces are intact and moisture readings in adjoining spaces were negative. However, there is no quality certificate, wet-room documentation or photographic record, and the floor drain appears older than the surface layers. Without documentation the waterproofing cannot be verified, which affects both insurance cover and liability in the event of future damage.

    Cost note: Covers a full renovation of a 6 mΒ² bathroom including new waterproofing, floor drain and surfaces. No immediate action required, but the risk should be priced into the bid. Suggested trade: Wet-room contractor

  • Foundation

    Elevated moisture and early growth in the crawl space

    25,000 kr – 60,000 kr

    The crawl space is ventilated with outdoor air and has no dehumidifier. Measurements showed 82 % RH, above the threshold for microbial growth in summer. Dark staining is present on the subfloor in the northern section, and ground sheeting is partly missing. Action within 6–12 months is recommended to prevent further growth.

    Cost note: A dehumidifier including installation typically falls in the lower range. Remediating existing growth and new ground sheeting pushes toward the upper end. Suggested trade: Damp specialist / remediation firm

  • Electrical

    Consumer unit without a residual-current device

    6,000 kr – 14,000 kr

    The consumer unit is functional but lacks a residual-current device, which does not meet today's safety level. No full electrical inspection was carried out as part of the survey.

    Cost note: Adding a residual-current device. Replacing the whole unit costs more. Suggested trade: Electrician

  • Ground and drainage

    Drainage appears to be original

    90,000 kr – 180,000 kr

    The drainage appears to date from the year of construction and has passed its normal technical life. At the rear the ground slopes toward the house, directing surface water to the foundation wall. Plan work within 1–3 years; simple regrading can be done straight away.

    Cost note: Re-drainage around the whole house. Regrading and new downpipe outlets alone cost a few thousand kronor. Suggested trade: Groundworks contractor

  • Windows

    Windows on the south facade – dried-out putty

    15,000 kr – 35,000 kr

    The paint finish on the south-facing windows is worn and the putty is dried out on several sashes. No rot damage was found when probing. Maintenance painting within 1–3 years.

    Cost note: Six sashes, scraping, re-puttying and two coats. Doing it yourself brings it down to material cost. Suggested trade: Painter
