What does Grund cost?
Your first analysis is free. After that you buy analyses in bundles: 5 reports for 99 kr or 15 reports for 199 kr. These are one-time purchases — no subscription and no lock-in. You only pay when you need another inspection report analysed, for example before bidding on a new house.
How safe is my PDF when I upload it?
The report is uploaded over an encrypted connection and stored on your account, tied to your login. No other user can see your files or your reports. We do not sell your documents or share them with agents or sellers. You can delete a report at any time, which also removes the uploaded file.
Can I trust the cost estimates?
The estimates are AI-generated price ranges, not quotes. They are based on typical Swedish market prices for similar work and are meant to give you an order of magnitude before you bid. The real price depends on the condition of the house, access, and which contractor you hire. Always request a quote before booking work.
Does Grund replace a home inspector?
No. Grund interprets an inspection report that already exists — we do not perform inspections and never visit the property. A certified inspector examines the house on site and writes the report. Grund reads that report, explains each finding in plain language, prioritises the findings, and estimates what they may cost to fix.
Does it work with every inspection report?
Grund works with the common Swedish transfer inspections from the major inspection firms, as long as you have the report as a PDF containing real text. Scanned reports that are only images may come out incomplete. If we cannot extract enough text we tell you, so you can ask the agent for a digital version.
How long does the analysis take?
The analysis is usually done in a minute or two, depending on how long the report is. You first get the findings prioritised with cost ranges. Suggested local contractors and ready-made emails arrive shortly after, while you read. You do not need to reload the page — everything appears on its own when it is ready.
