Kallvind (cold attic)
A cold attic (kallvind) is an uninsulated attic space above the insulation in the ceiling structure, ventilated with outdoor air. It is moisture-sensitive because the roof becomes colder than the outdoor air on clear nights, causing condensation on the inside of the roof boarding and potentially leading to microbial growth. Growth in the attic is common and rarely urgent, but it shouldn't be sealed in.
What it means in practice
The inspector has gone up through the attic hatch, examined the roof boarding, measured moisture, and looked for dark stains, especially on the north side and near the eaves. The cold attic has become more sensitive over the years, paradoxically because of energy savings: the more insulation in the ceiling structure, the less heat leaks up into the attic, and the colder — and damper — it becomes. Common contributing causes are leaky attic hatches, bathroom fans venting into the attic, unsealed penetrations, and blocked eave vents. Growth on roof boarding is common in Swedish houses and is rarely urgent, but it affects valuation and shouldn't be sealed in. The remedy is usually a combination: sealing the ceiling structure, securing the ventilation, and in some cases installing an attic dehumidifier. Simply cleaning the surface without changing the moisture balance produces the same picture again within a few years.
