Mikrobiell påväxt (microbial growth)
Microbial growth is the inspector's neutral term for mould, bacteria, or other microorganisms growing on a surface. It means the material has been damp long enough for something to start growing — but it says nothing about the extent, or whether the indoor air is affected.
What it means in practice
The inspector has seen discolouration on an attic floor structure, a crawl-space floor, a sill plate, or a basement wall — often grey, black, or white — or noticed a typical basement smell. The choice of words is deliberately cautious: calling it mould really requires a lab sample result, and different microorganisms require different remedies. The growth itself is rarely the real problem; it is proof that moisture has been present. That's why the right question is never just how to remove the growth, but why it occurred. If the surface is remediated without addressing the moisture source, it will return within a couple of years. Extent also matters: a few square decimetres in a crawl-space corner is an entirely different matter from an entire cold attic. Impact on indoor air depends on whether the space is connected to the home's air circulation, which crawl spaces and attics often are, more than people realise.

Frequently asked questions
Is microbial growth the same thing as mould?
Almost. Mould is one of several microorganisms covered by the term. The inspector uses the broader word because species identification requires sampling.
Is it dangerous to live with microbial growth?
It depends on where it is located. Growth in a ventilated space with no air connection to the home is mainly a building-technical issue; odour or symptoms indoors should be taken seriously and investigated.
Can I negotiate the price if the report shows microbial growth?
Yes. This is one of the clearest negotiating arguments, since both remediation and a moisture fix can be quoted in kronor before the contract is signed.
Is it enough to just clean the surface?
No, not if the moisture source remains. Remediation without fixing the moisture is a temporary solution that normally lasts a couple of years.
