Riskkonstruktion (risk construction)
A risk construction (riskkonstruktion) is a building method that, based on industry experience, often leads to moisture damage even when nothing is visible today. The inspector is flagging the construction type, not a detected defect — it is a warning about an elevated probability of hidden faults in that particular part of the house, and a signal that you should look into it before bidding.
What it means in practice
The inspector has identified a construction known in the industry to be sensitive: a slab-on-grade with wood framing on top, an outdoor-air-ventilated crawl space, a finished basement with interior insulation, a single-layer rendered facade (enstegstätad putsfasad), or a cold attic with heavy insulation and poor ventilation. Being mentioned does not mean it is broken. It means that, statistically, it is damaged more often than other building methods, and that the damage typically sits hidden behind surface layers that a visual inspection cannot reach. The wording is legally important: when the report points out a risk construction, you as the buyer are considered informed, which in practice shifts part of the duty to investigate onto you. If you ignore the warning, it will be difficult to later claim a hidden defect. The right response is to assess whether the construction should be opened up or monitored, and to factor it into your bid.
